房屋租赁合同
出租方身份证号(以下简称甲方)
承租方 身份证号 (以下简称乙方)
甲乙双方本着平等自愿、协商一致的原则,达成了租赁的协议,并就有关事宜签订如下：
乙方租赁甲方该房,每年的房租赁费为 元，期限为 年。
一、甲方的责任与权利
1.对房屋自然损耗的维修。如漏雨、油漆门窗等。
2.按时收取房屋租赁费,签订合同时收取年租赁费。
3.不得随意终止合同,若终止应加倍赔偿对方损失并支付违约金。
4.发现乙方任意损害房屋及设施等,甲方有权要求乙方赔偿损失或恢复原状。
5.合同到期后在同等条件下,甲方优先与乙方签订新租赁合同,新合同期间的租赁费等重新商定。
6.有关部门规定的有关房屋租赁备案等手续由甲方办理,费用由甲方承担。
二、乙方的责任与权利
1.按时付给甲方租赁费,承担房屋租赁期间的有关物业费、水、电费等。
2.不得私自对房屋进行改造,不得任意损害房屋及设施。
3.在合同期间内,不得随意终止合同。
三、合同中未尽事宜,甲乙双方应本着相互谅解的原则按法律规定协商解决,双方议定违约金为元。
四、本合同自 年 月 日始，至 年 月 日止。
五、本合同一式三份,甲乙双方各执一份,租赁管理办公室存档一份,三份合同具有同等法律效力。
六、未尽事宜按相关法律规定协商解决。
